Home Loans For Bad Credit - Smart Tips For Dealing With Online Mortgage Companies

Posted in ป้ายกำกับ: , , , ,

Home loans for bad credit are for people who find it difficult to get loan facilities due to poor credit ratings.

However, people with bad credit may have to deal with several difficulties at times and they also pay slightly higher interest rates for the loans. One of the best ways to increase your chances of getting a home mortgage loan if you have poor credit is by improving your credit history. Besides, you can get in touch with some good sub prime lenders who may be able to assist you in getting the best deal in getting such loans.

Home Loans

There are many reasons why anyone can get a negative credit history, which includes overspending and lack of proper financial planning. Many of us fall into a debt trap owing to excessive use of credit cards, which can sometimes put a strain on financial resources and result in late payments. These last payments impact on our credit scores. You can improve this situation by prioritizing your needs well and set some money aside, which can be used to clear off your debts on time.

Pros and cons of bad credit loan mortgage

The best part about a bad credit home loan is that it provides a good opportunity to people who have a poor credit score and makes it possible for them to secure loans and own a house. By making regular payments on time, your credit score can improve which can even help you to choose refinancing schemes with lower monthly repayments. However, on the downside if you have a bad credit rating, you may be required to pay a higher rate of interest as compared to people who have excellent credit ratings.

If you have poor credit, the amount of money which is to be repaid every month also increases which can put increasing burden on you as a borrower. As a result, a home buyer with poor credit may have to opt for a cheaper and affordable home to reduce the debt burden and sacrifice his or her personal desire of owning a lavish and expensive home.

Effective tips for managing online mortgage companies

You can refer to some good websites which can give you excellent information on the best mortgage lenders who specialize in providing bad credit loan mortgage schemes. It is necessary to gather all the relevant information about the mortgage companies and know their terms and conditions along with the fees and interest rates they charge. You can also learn about the different kinds of loans that are available and understand the loan repayment terms and their repercussions on your daily expenses to help you plan your finances accordingly.

It is also important to determine the actual loan cost by calculating the loan application fees, closing fees and any other fees which may be associated with borrowing a bad credit home loan.

If you are applying for a bad credit home loan through online mortgage companies, then you need to do a thorough follow up of the process to ensure quick and fast processing of your loan.

First Time Home Mortgage - How Much Mortgage Can I Get Approved For?

Posted in ป้ายกำกับ: ,

That's the big question.

The Answer: How much of a first time home mortgage you get approved for depends, first and foremost, on how much you can afford.

Home Mortgage

And what you can afford depends on:

a) How much you can reasonably pay each month (or week)

b) How much money you have upfront, to pay as a deposit (down payment)

c) Whether you have enough cash to pay for the professional services you use when buying a house (closing costs)

Here's a simple way of working out how much mortgage you can afford:

1. Add up all your income

2. Add up all the money you spend (less rent if you're paying rent at the moment)

3. Take your total spend (step 2 above) away from your total income (step 1 above)

4. Add up all your savings and any gifts of money.

The figure you get at step 3 above, is the maximum amount of money you have to spend in mortgage payments.

The figure you get at step 4 above, is your down payment plus closing costs.

But that's not all.

How much mortgage you get approved for also depends on how confident your lender feels that you will continue to repay your mortgage until it ends.

This confidence - or lack thereof - is based on:

a) Your credit history and profile. So if with the loans and credit cards you already have, you always make your payments on time, it's a good sign that you will continue to be consistent with your mortgage. Also, the actual amounts of money you have left to pay off on your loans and credit cards, matter.

b) Your employment situation. The less likely it is that you will become unemployed, the happier mortgage lenders will be to take a risk with you.

Home Refinance Stimulus Package - Obama's Stimulus For Mortgage Refinancing and Loan Modification

Posted in ป้ายกำกับ: , , , , , ,

Obama's government has come up with home refinance stimulus package and loan modification programs to help all the needy owners in avoiding foreclosure. This program is designed specifically for all the borrowers who are facing financial hardships as they are not in a condition to repay the loan. The home refinance stimulus package and loan modification would cover as much as 9 million mortgages and the government would spend billion for helping the homeowners.

Obama's Stimulus Package has 2 main components:

Home Loan

1. Refinance

2. Loan Modification

Let us discuss each one of these components in detail:

1. Home Refinance Stimulus Package

· In this program the two most powerful mortgage lending agencies of the government Fannie Mae and Freddie Mac would refinance the home loans of all the owners who owe much more amount to the bank than the actual value of the house. The only condition for this package is that the mortgage must be a guaranteed one by Fannie Mae and Freddie Mac, and then even if you are strong enough to pay the entire extra amount, you can gain advantage of the program.

· But there is one major condition joined with refinance stimulus package and that is; the offer is only valid for the properties which are used for residential purpose. Any property which is lying like a building and no one is living inside, will not qualify for Obama's home refinance stimulus package.

2. Loan Modification Stimulus Package

· There have been special incentives that Obama's government is going to provide to all the lenders for doing loan modification on the existing home loans of the borrowers. According to this program, the homeowners can get rid of foreclosure by getting it done. The main features of this program would be; interest rate would be reduced and it can go down to 2% only, tenure of the loan would be increased to reduce monthly payment amount and borrowers will get waiver of late fees.

· With loan modification, lender will also take care of the total monthly payments that a borrower is making and it would not increase than 31% of the total monthly gross income.

FHA Mobile Home Mortgage Loans - How Do They Work?

Posted in ป้ายกำกับ: ,

If you are looking to buy a mobile home and you have a limited amount of money to put down towards your purchase, you may want to consider a FHA mobile home loan. FHA stands for Federal Housing Administration and it's responsible for Housing and Urban Development (also known as HUD). How does this help you? FHA insures your mortgage loan so that lenders will give you a good deal, even though you do not have a sizable down payment.

Under the FHA mobile home loan umbrella there are two types of programs. One is for people who already own land to put the mobile home on and the other is for people that choose to locate their mobile home in an established mobile home park.

Home Loan

When lenders consider applicants for FHA-backed mobile home loans, they must follow certain eligibility requirements. These requirements include considering the applicant's credit rating, the income and the ability to repay the debt.

A Title 1 loan can be used to buy a mobile home, a lot on which to place a mobile home, or both. The home must be the primary residence of the person or persons obtaining the loan. There are maximum loan amounts as well as loan terms that must be adhered to, as follows. For a mobile home only, the maximum is ,600. For a piece of land or lot, the maximum is ,200, while the maximum for a combination of the two is ,800. Maximum loan terms for FHA mobile home loans are: 20 years for a mobile home or a single section mobile home and lot, 15 years for a lot, and 25 years for a multi-section mobile home and lot.

Most of the time when you buy a mobile home, you will also have the opportunity to finance your purchase at the mobile home dealer in which you make your purchase. Sometimes these dealers will not offer FHA-backed loans. If they do not, ask them for a referral to a lender who will use FHA. Or you could consider finding a lender online.

To qualify for a FHA-backed mobile or manufactured home mortgage loan, you must meet some minimum criteria. You must be able to provider five percent down payment (although there are additional programs to help if you do not have this amount), proof of income and a suitable place to locate your mobile home (this may be on your own land or in a mobile home park).

USDA 100% Financing Federal Mortgage Program!

Posted in ป้ายกำกับ: , , ,

USDA Home Loan Program offers more credit flexibility in this concerned housing and lending market than traditional lenders do. It also provides low fixed monthly mortgage payments to help low-moderate income households.

For those that have a desire to live right outside city limits you should check this program out. You can get 100% financing and no down payment within eligible property areas. You will be surprised how many semi-rural properties fall within the programs eligibility.

Home Loan

A large percentage of our country 's greatest obstacle to home ownership is the lack in funds for down payment. USDA provides a solution not many know about. It overcomes down payment issues for an individual or family by loaning up to 100% of the appraised value of the property. This eliminates the down payment requirement.

The USDA Guaranteed Home Loan program helps low-to-moderate income individuals and families purchase homes. The approval process is fairly easy and fast, and the funds for the program are basically unlimited. Best of all, this loan requires no monthly mortgage insurance, only a 2% up front fee and that can be financed in the loan.

The program offers a 30 year fixed rate mortgage and no prepayment penalty. Under the Guaranteed Loan program, it guarantees loans made by private sector lenders. If the borrower defaults the USDA guarantee pays the lender. Borrowers work with the lender and make their monthly mortgage payments to the lender, not the USDA. Borrowers must have a two-year primary employment history and the dependable income must not exceed the moderate-income limit guidelines for the eligible property area.

This program offers more lenient qualifying guidelines than traditional mortgages. No minimum credit scores or previous housing history is required. Non-traditional credit is acceptable if no credit is available.

The loans can be used on new construction, existing homes, and homes in need of improvements. The rates are very low and repairs to a home may be financed 100%. The repair work on the home must be done by a licensed contractor.

There is also help for funds to close. All closing costs and prepaids can be financed by the seller, and 100% gifting is available to borrowers. There are no minimum cash contributions from the borrower.

If you have not owned a home in the past three years you can use the USDA home loan and the HR3221 bill to get into a home with no out of pocket money and take up to 00 off your tax liability.

The tax credit must be paid back over a 15yr period at 0 a month interest free starting the following year. Speak to your local lender about the Housing Rescue Plan and HR3221.

What does this mean to renters? Based on today's USDA housing loan rates and average rental costs, people can buy a 5,000 home for basically the same costs they pay in rent. For a personal rent versus own analysis contact a local mortgage consultant. If you have a property you have selected you can verify the USDA program eligibility using the following link or just click to gain further knowledge.

First Home Mortgage

Posted in ป้ายกำกับ:

The words "first home mortgage" can mean one of two different things. Firstly, it can refer to the first mortgage that a particular person obtains. Secondly, it is the name of a US mortgage company.

When you are considering your first home mortgage you need to understand the concepts and details well enough to make the best decisions for your home loan.

Home Mortgage

A mortgage is the usual method for people to buy a home. The word "mortgage" comes from the French word "mort" which means death, because prior to their invention, most loans for land use were repaid in living things such as livestock or crops, so the new invention was named a "dead loan".

Mortgage is a word for an agreement where cash is made available to the borrower on the understanding that the lender has the right to sell the home if the borrower fails to make the agreed repayments.

The first such loan that a borrower obtains is sometimes made according to different rules than subsequent loans. Sometimes it might be made on a "non-recourse" basis which means that if the borrower defaults and the property is not sufficient to repay the loan then the outstanding balance is not able to be recovered by the lender.

Wholesale mortgage lenders offer a more direct sale of loans than better known lenders and often offer a lower interest rate due to the wholesale broker taking smaller commissions than retail brokers. To find a wholesale mortgage seller, ask your local estate agents, who usually have such contacts.

While it is always good to get the best interest rate at the start of the loan, also take into consideration that the home might be able to be refinanced at a better rate, or on terms which are better in some other way, at a later data. To make this viable, it is wise to consider the amount of any fees payable of the original loan is paid off early.

First home mortgage can also refer to a well-known mortgage company. They can easily be found on the internet to get more details.

So, You Found An Article Taped To Your iPod, "Psst... Tell Your Kids That Buying A Home Is Easier Than They Think!" Series Part II

Just out of school and considering buying your first home? You'll be surprised how easy it can be to qualify for a loan. Too often, the newly minted workforce doesn't realize the confidence lenders have in their ability to be responsible homeowners.

Ok, so Mom and Dad told you that you require to buy a house. You've graduated from college and you're earning a decent income. Even though you don't feel like it most of the time, you are officially all grown up. But you ask yourself, "I'm only twenty-four years old, who would possibly loan me cash to buy a house?"

First time homebuyer programs are established with flexible guidelines to attract - you guessed it -first time homebuyers! you are in a great position to buy a home provided you have established some history of decent credit. Even if you don't have traditional lines of credit to show for yourself, you may have established non-traditional credit and not even realized it. Do you have utilities, a cell phone and cable bill in your name? Have you paid them on time for 12 months? Then you have established non-traditional credit. Granted, plenty of of you already have a credit card or gas card in your name. That's why Dad wanted your name on it, too. nice thinking on his part. At the time, you were excited to get the credit card "for emergencies." It didn't even occur to you that you were establishing a nice credit history.

Most lenders require to see at least a year under your belt earning income. The majority of new job workers are making at or under the median income limit for their area. there's those that beat the curve, but then, if you're making that much cash on your first job, you don't require a first time homebuyer program. You can probably take another route to your first home. Also, recent graduates can get credit for having a diploma. If you have a diploma and an employer who is willing to verify that you earn what you say and are likely to continue on with them, then you're nice to go -even without a year's employment history to show for yourself.

Some lending programs ask that a borrower have maintained an excellent rental history, preferably a three year history. But, you don't get penalized if you have been living at home. , if home is in the same city that your school is located. you are basically asked to provide explanation as to how you managed to live rent free. Sometimes, Mom and Dad have to provide a written statement. They're probably willing to do that to get you out of the house and off the payroll.

What about a down payment and closing costs? Most programs will allow a seller to chip in 3% of the sales price toward your closing costs. This allowance can cover most if not all of your closing costs. Your Realtor basically needs to be aware that you require this concession so she/he can negotiate it with your purchase contract. and how much do you have to come up with for a down payment? How about $0? all first time homebuyer programs are designed for empty pocket consumers with potential to earn more and maintain nice credit. Some programs don't require you to have any reserves in the bank. Since so plenty of first time homebuyers live on a budget, these programs allow for the reality of life. and you can be rewarded for being a conscientious consumer with lower than average interest rates being obtainable to you.

You may be ready to buy your first home and not even know it. A nice mortgage specialist will pre-qualify you, find out what you can afford or what your comfortable paying. Then, you have to find the right home. It's not as hard than you think!

Psst...tell Your Kids That Buying A Home Is Easier Than They Think! Series Part I

Most of the people who read this column are not first time homebuyers. The fact of the matter is lots of of you that are first time homebuyers and reading this news story are relatively mature individuals who are fighting off your commitment fears of being tied to a mortgage. But there is a huge segment of the population that could buy their first home, yet it doesn't occur to them to do so. who are these people? Well, it's your 24 year old son or daughter, new to the work force, and is throwing away cash on rent somewhere. Encouraging your children to buy a home when they are young is a quantity of the soundest financial advice you can give them. Equity in a home is an easy way to grow one's portfolio with little investment. But the fact of the matter is it doesn't occur to most of us to encourage the younger generation to buy early in their lives. and trust me, it seldom occurs to our kids themselves to consider buying a home in the early twenties. they are more concerned with buying a new Halo 3 for their Xbox.

they encourage our kids to plan for their future, but they never include buying a first home sooner than average as a path to building that future. Let them know buying a home is not as difficult than they think.

When Junior starts his new job at the company and 401(K) is available, he's been informed by his folks, boss or peers to enroll and contribute at least a little something to it with every paycheck. Yet, they is seldom counseled quit renting that apartment for $750 a month and buy a $75,000 house. Where will they come up with the cash to do it? there's multiple options for first time buyers that permit for 100% financing. Get the seller to kick in closing costs (up to 6% of sales price with some products), and three can close on a loan and bring no cash to the table. If your home value appreciates 4% in the next year, that's a good return on a no cash investment.

Why do so lots of people miss the boat on this opportunity? It could be they plan to be in the area for only a short time because they will job hop to advance their career, thus viewing a mortgage as "too permanent." I counter to basically sell the house when you move. Or maybe they expect their income to double or triple over the next two years. I say buy a home now, then upgrade to a new home; sell or rent the old house. Investing in real estate is a proven, safe and solid return on investment. and with the right combination of credit history (or a history of paying utilities, cable and your cell phone on time) and no cash down, you or someone you care about can start investing in the future.

For some time, I've considered writing this series for first time buyers to let them know buying a home is not as difficult than they think. But, the more I thought about it, the more I realized the advice I would offer would most likely not reach my target audience. So parents, it's up to you to supply your kids with this last little bit of advice and help to set them free to further establish their independence in this world. Clip this news story out and tape it to their iPOD or the steering wheel of their automobile - someplace it will get noticed.

I think for most of us who've been through the experience, our first home buy was a daunting experience. there's so lots of choices and unknowns - it can be overwhelming. In this series, I will try to break it down the system into small logical steps and make it not as difficult understand the steps involved in financing your first home. Where do you start? that is perhaps the easiest part. Our newly established worker should first make a list of all his or her debt obligations such as student loans (unless deferred), automobile payments, credit card debt, etc. Hopefully at this age, this will be a small list. Then add what you think amount you could afford for a mortgage. Take that amount and divide it by your gross monthly income. If you come in at 43% or less, you're in business. If you have something in your savings or checking - great. If not, don't let it deter you. You have options.

Arm Loan a Good Idea?

Posted in ป้ายกำกับ: , , , , , , , , , ,

Many people today are afraid of ARM loans and automatically only consider a fixed rate loan when applying for a mortgage. Depending on the market, this philosophy is sometimes the most economical route. But plenty of times it may be worth your while to consider an ARM loan.

When deciding upon a home mortgage, two of the most common options to consider other than a fixed rate loan
is an ARM loan. ARM is an acronym for adjustable rate mortgage. With this product, a starting rate is fixed for a certain period of time, and then when that time is up, the rate can adjust depending upon a pre-determined index and margin. This period can be from anywhere of 1 month or 10 years, and can reflect principal and interest or sometimes interest only payments. The adjust results in the mortgage payment either increasing or decreasing. there is also a cap on how much the interest rate can go up or down.

Within the past year or so, there wasn’t any real discernable advantage to considering an ARM over a fixed rate loan. The rates were comparable. But lately, the rates in general have crept up &, when comparing them, the ARM rates can have a healthy edge.

When I take a loan application, I ask my customer what their future designs are. Only going to be in town for a couple of years? Do you work for a company that relocates often? Do you plan to expand your relatives any time soon? Answering yes to any of these questions is a trigger for me to present an ARM loan as an option. The average homebuyer only stays in their home 7.5 years. I recently had a customer who knew she would be in town for only 3-4 years. The difference between a fixed rate and an ARM rate was .375%. The ARM rate was fixed for 5 years before any modification would occur. No brainer.

there's a myriad of mortgage products out there for the consumer to consider. Ask questions of your loan officer, and more importantly, expect your loan officer to ask questions of you. and if you can’t sleep at night because you know that two day that ARM loan can adjust, just remember two thing. You can always refinance your loan when that time comes. Now, get some sleep.
